The neighborhood has spoken & believes the annual budget is not being properly spent, leading to poor transparency & requested overall Trustee change.

Beginning in April, PMI Centerline addressed these concerns by sending out courtesy letters to those in violation of a deed restriction\covenant.
Beginning in April, PMI Centerline addressed these concerns by sending out courtesy letters to those in violation of a deed restriction\covenant. As of June 30th, there are 68 active violations that have not been remedied by homeowners in Melrose & Inverness at Melrose. The purpose is to bring the standard of beauty in Melrose and Inverness at Melrose based on origin intent. We all love our neighborhood.....Let's show it!

The Melrose Board of Trustees want the resolution to be WIN-WIN & are willing to work with a property owner if a violation exists.....The bottom line is that it is the HOA's duty to fulfill the deed restrictions, which was the intent of the original developer. If you receive a statement letter about your property the easiest solution is to remedy the violation. If you believe you are not in violation of the subjective matter please reach out to PMI Centerline as to reasoning. Remember we are all neighbors that want to live in an attractive community which is the reason these deed restrictions exist!

This is also an option. However if a homeowner chooses to not remedy the issue & simply discard the notice, future notices (with fines) will be sent per Resolution 2025-2 and Resolution 2025-6.
After 90 days if there is an unpaid assessment the HOA Board of Trustees will send the property to Williams & Strohm for Collections. This is a $138 fee that the HOA pays for up front & is added to the homeowner ledger.
After 90 days (from Collections) if there is an unpaid assessment the HOA Board of Trustees may place a lien on the property with the Fairfield County Recorder's Office. This is a $250 fee that the HOA pays for up front & is added to the homeowner ledger.
After all the above has been processed & a ledger has matured to a minimum of $1000, the HOA Board of Trustees may file for foreclosure on the property to satisfy property debt.
