Each property owner in Melrose and Inverness at Melrose automatically becomes a member of the Melrose Homeowners' Association. This Association provides for the ongoing care & ownership of the landscape, green space areas, & any other neighborhood amenity which is developed to serve all the residents of the Subdivision. The HOA achieves this by using annual dues to maintain & improve the Association’s common areas as well as enhancing area landscaping.
The HOA has a primary intention of upholding the deed restrictions and the architectural review process which enhance the natural features of the land and will provide guidelines for a premium quality neighborhood (while attempting to maintain property values). The Association also exercises the right to impose fines on homeowners who don’t maintain their property per the HOA’s standards as set forth in the governing documents known as Deed Restrictions.
The Melrose Homeowners' Association is operated & served by volunteers (i.e. Trustees) that live in the neighborhood & have been elected by the HOA per the Declaration of the association set forth in the Articles of Incorporation of The Melrose Homeowners' Association of Pickerington, INC. (A Corporation Not-For-Profit).
The Melrose Board of Trustees are placed in a position of trust and authority to act on behalf of the Association. It is the board's legal duty to act in the best interests of the HOA. This includes but is not limited to the following:
Duty of Loyalty. HOA board members are to act in good faith to promote the best interests of the entire association.
Duty of Care. HOA board members to make informed decisions regarding HOA matters. The board can rely on an HOA manager or staff to provide the information necessary to make a decision. The duty of care board is expected to uphold can apply to several situations, including imposing fines on homeowner violations.
Duty of Authority. Board members are required to only act within the scope of their authority. They cannot act or make decisions on matters that are outside the boundaries of their roles and HOA responsibilities to homeowners.
Currently the Melrose Homeowners' Association operates under five (5) Trustees:

Tony Black ('22) - Vice-President - resident since '19
Nicholas Adams ('24) - Secretary - resident since '15
Beth Allen ('24) - resident since '06
Jarod Pickett ('24) - resident since '16
The Melrose Board of Trustees is pro-active in neighborhood maintenance & beautification of the subdivision ALL while keeping financial commitments within the HOA annual dues received. It is also transparent with all financials, projects & contractual obligations.

The Declaration of Certificate is the origin of incorporation & miscellaneous filings for the name of the not-for-profit organization. The Declaration states the existence of the INC. & includes Articles of Incorporation. The organization must file every five (5) years with the Secretary of State for continued existence if no other filing has been submitted.
